February 2021 Snowfall and Roofing Problems

While a fresh snowfall can be enjoyable to watch, it is not your roof’s best friend. As the snow piles up, it creates a heavy weight on the roof. Thawing, re-freezing, and new snowfall can add to the problem. The added weight will quickly become a burden on a roof.

Low-slope roofs are more susceptible to damage than steeper roofs because heavy snows cannot easily slide off. Wind-blown drifting can create huge snowdrifts, resulting in substantial loads on certain parts of the roof. Multi-level roofs encourage drifting – putting low areas at greater risk for damage.  Snow or ice accumulation, drifting, and wind can cause unanticipated roof failures and leaks. Roofs can (and do) cave in with no warning signs.

Another potential problem from a build-up of snow is for ice dams to form and cause damage to inside walls and ceilings.

  • Snow covering a roof traps heat form a house and creates a source of water.
  • Snow melts unevenly, usually because ventilation or insulation problems cause the roof over the attic to be warmer than the roof over the eaves.
  • Ice builds up at the edge of the roof, clogging gutters and trapping water below the snow.

With nowhere to drain, water seeps between shingles and works its way back into the home or building.

The Ice Dam Cometh

We all know that winter weather is coming soon.  Extreme weather is the new normal, so it’s important to be sure that your home is constructed to withstand wind-driven rain, snow, ice, and everything else Mother Nature brings.

The good news is, if you understand how ice dams form and know about high-quality products and proper roof system installation methods, you can help protect your home from the damaging effects of ice dams.

An ice dam begins to form when warmed air in an attic space causes snow on the roof to melt. The water flows down the slope of the roof toward the eave where it refreezes because the eave overhangs unheated space. As the process continues, ice builds up at the eave, forming a dam. Standing water becomes trapped behind the ice dam and can leak into the home or building at fastener penetrations, usually right over an exterior wall.

Roof system designs should incorporate building materials such as underlayments that limit the formation of ice dams and help prevent leaks caused by ice dams. Underlayments protect roof systems by minimizing leaks caused by ice dams, but they do not prevent ice dams from forming. Roof assemblies designed with proper insulation and adequate ventilation will help limit the formation of ice dams by minimizing the heat transfer from the home’s or building’s interior to the air in the attic space. The combination of air sealing, insulation and ventilation is crucial.

Ice & Snow Can Damage Your Commercial & Residential Roofs. Is Your Chicago Area Roof Ready For The Thaw?

As the Chicago area is reminded once again, ice and snow can cause more than a few roofing headaches – particularly when significant accumulation is followed by periods of thawing and refreezing.  Even the best roof can fail with severe weather outbreaks, fallen trees, and other unexpected events. Ice that accumulates in valleys, sidewalls, flat roofs and gutters can cause many problems with leaks.  For businesses, a relatively small leak can interrupt operations, slow down workflow and result in equipment, structural and inventory damage.

Ice dams are some of the most destructive occurrences that can happen to a roof. Most roof problems that are caused by ice damming occur when the water cannot clear the roof and is drawn up through an opening by “capillary draw”. Sometimes the water will actually move uphill. Since ice most commonly forms at gutter lines, valleys, and garage / wall intersections, each of these areas represent ideal places for the water to collect.

You should never try to shovel or salt your roof. Safety is obviously the primary concern on an icy roof. In addition, the ice can actually freeze onto the roof shingles or flat roof, temporarily becoming part of the structure. By trying to physically remove the ice, the shingle tabs or flat roof material might break and create more avenues for water infiltration, not to mention additional roof damage. Rock salt, such as sodium chloride or calcium chloride, should not be thrown onto the roof because salt and chemicals that melt ice can cause the same damage to your roof is it does to road (asphalt) pavement.

Please contact Smart Roofing, Inc. at 847.797.0404 or contactus@smartroofers.com if have any questions regarding these types of problems or need emergency leak service or emergency repairs.

Announcement of strategic alliance with Nuheat.

SMART Roofing, Inc. has formed a strategic alliance with Nuheat to specify and provide heat cable systems for residential and commercial roofing, guttering, and drainage systems. As all of us know, Chicago winters can wreak havoc on Chicago area residential and commercial roofing systems, especially when heavy snow begins to melt and form ice dams. Ice dams usually occur with a substantial snow fall that has had time to melt slowly (as a result of increased temperatures or poor building insulation). The slowly melting snow reaches an area that does not have enough heat under it to keep the water flowing. As a result, the water refreezes and forms ice dams. The Nuheat heat cable and control system will provide adequate de-icing to create a pathway needed to prevent ice damming. SMART Roofing, along with Nuheat representatives, will evaluate the residential or commercial building and specify a heat cable system that will provide years of trouble free service. The system is perfect for office buildings, manufacturing plants, warehouses, condominium buildings, storage facilities, food processing plants, and a variety of other buildings. With water flowing off of the roof, the life expectancy of the roof can be extended substantially.
