Commercial Metal Roof Installation in Chicago Area

While standing seam metal roofs are becoming more popular among residential homeowners, it has always been the preferred roofing style for commercial property owners. With a very clean and detailed look, minimal maintenance, great durability, and relatively low cost, standing seam metal roofs are an unrivaled investment when replacing the existing roof. New construction commercial property owners are also using metals roofs, just like this standing seam metal roof we installed in Mt. Prospect.

Using Chicago Metal Supply's Snaplock 150 standing seam metal panels made from Petersen Aluminum PAC-CLAD metal sheets, we installed new metal roofing on the entire front elevation, as well as the decorative hip roofs. With a vibrant red color coated with PAC-CLAD's Kynar 500 which carries a 30-year warranty, this metal roof will catch the attention of anyone driving past for the next several decades. Standing seam roofs require almost no maintenance and are extremely durable, meaning that the owner will never have to worry about repairs or replacement. This commercial standing seam roof in Chicago area suburb, Mt. Prospect, is another reason why metal is becoming more popular all across the world.

Commercial Metal Roofing in Chicago

This standing seam steel roof in Chicago was the most recent metal roof installation completed by our sheet metal and metal roofing crews. With the metal roof panels fabricated in our shop out of 24 gauge, pre-finished, steel sheets, from Petersen Aluminum, our crews were able to make sure that the panels were made to the right specifications. Another advantage of having an experienced sheet metal crew along with our own brakes, is that we can make all the necessary metal trim pieces and metal flashing to our specifications. This helps us know that we are doing a great job and installing a steel roof that will live up to the expectations of the commercial property owner in Chicago.

Aside from installing a beautiful metal roof on this commercial property in Chicago, we also installed new flush soffit panels from PAC-CLAD, as well as a custom-made fascia on the guardhouse. Custom-made channels, specific spacers, and accommodations for recessed can lights and cameras were all part of the details our crews needed to keep track of. In the same Evergreen color as the standing seam metal roof, these soffit panels and fascia tied the guardhouse to the main structure just as the architect wanted. Altogether this was a beautiful metal roof in Chicago along with a beautiful soffit and fascia installation.

Cedar Shake Roofs in the Chicagoland Climate

Cedar shakes are some of the more durable and visually appealing roof coverings. At least that was the case before architectural shingles and synthetic cedar shakes were introduced, with an expected lifespan the same, or in many cases longer than cedar shake. The main reason behind this is the Chicagoland climate, and the various weather extremes and high humidity.

As with any wood when it gets wet, it needs ample time and air quality to dry out, otherwise it can start rotting. While cedar is very resistant to moisture, cedar shake roofing still tends to stay wet longer than preferred, which leads to premature failure of cedar shake roofs. We have seen this happen time and time again. Even with proper installation, which includes using the correct stainless steel fasteners to prevent rust issues, proper felt and cedar breather underlayments to promote the drying process, and correct spacing for the cedar shakes themselves, many cedar roofs will only last about 20-30 years. With no manufacturer warranty due to being a natural product, this falls short of the recent roof life expectancy standard. The amount of rain, snow, and humidity are the main culprits. Since many of our Chicago summer days can stay above 80% humidity, when combined with a few rainy days, cedar shakes can stay wet for weeks on end. While the top of the cedar shake may appear dry, the core and underside of the cedar shake is often wet. Take into account the cloud coverage, and some days where we get no sunlight at all, and you have everything to need to make you cedar shake roof rot.

This takes us to the next point, the cost of cedar shake roofing as compared to longer lasting, or less expensive alternatives. The biggest competitor with cedar shake roofs are good old asphalt shingles, but with a new profile. While the old 3-tab shingles did not expect to look as nice or last as long as cedar shake roofs, new architectural shingles definitely will do both. With a thicker shingle, an expected lifespan of 30 years, and a manufacturer warranty, shingles are a great option. No matter the amount of rain, snow, sun, or humidity, asphalt shingles will never rot or decay due to being wet. Asphalt does not absorb moisture, and the fiberglass mat that compromises new architectural shingles adds an extra layer of durability. With an additional layer, these architectural shingles have more definition to match the depth of cedar shake, and many homeowners are finding that they are great substitutes for their old cedar shake roofs that need to be replaced. With a cost that is much lower, a new shingle roof is a very good alternative when looking at a cedar shake roof replacement.

The other option when replacing an aging cedar roof, and one that is gaining a lot of popularity, are synthetic cedar shakes. From very popular manufacturers such as Brava and DaVinci, these products are top of the line. With a variety of color choices, you can be sure that your new synthetic roof will look just like the real cedar shake, at different points of the aging color cycle. Textures that match real cedar shake, and variable synthetic cedar shake sizes also ensure that your new roof will look exactly like cedar shake, while lasting much much longer. When people hear synthetic, they assume these products are cheap plastic that will fall apart due to the heat or cold. That could not be further from the truth. Synthetic cedar shakes are most often made from composite roofing materials that will last upwards of 50 years, and the manufacturers of these products provide a 50-year warranty to back up their claim. Since composite materials do not absorb water or moisture, there is no worry of these roofing shakes rotting. Having the colors blended into the composite material also guarantees that your new synthetic roof will look just as good in the first year, as it will on year 50. With a price point very similar to many real cedar shakes, synthetic cedar shake roofs are taking over, and rightfully so.

As with any house changing decision, we encourage all homeowners to do their own research, and find what works best for them and their home. If you would like us to inspect your roof, provide an estimate, or have any questions regarding cedar shake roofs, shingle roofs, or synthetic roofs, feel free to contact the roofing experts at Smart Roofing Inc. at (847) 797-0404 or email us at  contactus@smartroofers.com

Chicago Commercial Roof Replacement - New TPO Roof

Commercial Flat Roof ChicagoHere at Smart Roofing Inc. we are experts with residential and commercial roofs alike. From flat roof maintenance, to complete flat roof replacement, Smart Roofing Inc. knows all the ins and outs of the commercial roof trade, especially in Chicago. Multi-family properties, commercial warehouses, or residential flat roofs are all roofs we have experience replacing or repairing. All single ply-membranes, such as TPO, EPDM, and PVC, along with skylight replacement, and necessary perimeter sheet metal pieces, we have done it all, and with over 25 years of experience in the Chicagoland area.

A commercial roof installation in Chicago requires more manpower, coordination, and strategy than a regular residential roof. Specific building code requirements, architect details, and safety specifications are also very important when replacing a commercial roof in Chicago. Smart Roofing Inc. has experience with all of those elements, having done a multitude of commercial flat roof replacements and roof repairs in Chicago over the last 25 years. Our project managers are very well coordinated and have extensive safety training to ensure the crews doing the work are safe and the building owners are protected. We have been working with architects since we started in the roofing industry, so we know how to get down to the details, which also ensures we follow building codes.

Aside from coordination and attention to detail, Smart Roofing Inc. has the knowledge of working with a variety of commercial flat roof materials needed to get the job done. We have done flat roofs with TPO (thermoplastic polyolefin), EPDM (ethylene propylene diene monomer), and PVC (polyvinyl chloride). Whether the membranes need to be welded together, TPO and PVC, or adhered together with pressure sensitive adhesive tapes, EPDM, we will make sure that your new roof will not leak and look great. Flat roof replacements often call for new levels of insulation, usually insulation R-value of 30, and most buildings also need tapered insulation to create proper slopes. Creating saddles, or crickets, from tapered insulation to avoid standing water behind curbs is something of a specialty for our guys. We have worked with a variety of methods, such as mechanically attached roof systems, ballasted roof systems, induction welded roof systems, and fully adhered adhered roof systems. Our sheet metal crews have done miles of perimeter flashings for commercial flat or barrel roofs, so you can expect only the best. Every little detail matters when working on a commercial roof, and the professionals at Smart Roofing Inc. know every way to make your roof last as long as possible.
